We use Meta Pixel to customize our advertising and to serve you ads on your social media based on your browsing behavior. This allows your behavior to be tracked after you have been redirected to our Website by clicking on the Facebook ad. The Meta Pixel stores a cookie on your device to enable us to measure the effectiveness of Facebook ads for statistical and market research purposes. We do not have access to the information collected through the Meta Pixel. However, the information collected via the Meta Pixel is also stored and processed by Facebook. Facebook may link this information to your Facebook account and also use it for its own promotional purposes in accordance with Facebook’s Data Usage Policy. The Meta Pixel also allows Facebook and its partners to show you advertisements on and outside of Facebook. You can opt-out of displaying Facebook ads by visiting your Facebook Ad Settings, and you can clear and control the information third parties share with Facebook in your Off-Facebook Activity page. If you do not have a Facebook account, you can opt-out of Facebook ads through the Digital Advertising Alliance as describe above.
(We may also use cookies, pixels, beacons, or other web tracking technologies to track the amount of time spent on our Website or social media and whether or not certain content, such as a video was viewed. We may work with a third party to collect and process this information for us, based on our instructions and in compliance with this Policy.)
At the present time our Website does not respond to “Do Not Track” signals or similar mechanisms.

CCTV
We operate video surveillance via closed circuit television (“CCTV”) at certain of our properties for crime prevention and collect any information recorded via CCTV.
TYPES OF INFORMATION WE COLLECT

We may also automatically collect certain Usage Information when you access the Website such as your Internet Protocol address (“IP address”), information derived from your IP address such as your geographic location, log files, unique device identifiers, pages viewed, browser type, mouse clicks, any links you click on to leave or interact with the Website, and other Usage Information collected from cookies and other tracking technologies. Service Providers
We use third parties to assist us with operating our business and providing our Services, such as our technology vendors that help us maintain our Services, background, screening and credit check service providers, partners that assist us with our marketing and communication, third-party payment processors, chat providers, and service providers that help us to prevent and detect fraud. As Directed By You and With Your Consent
We share information with companies, organizations or individuals outside of Inspire Communities at your direction or when we have your consent to do so.
Credit Building Service Providers
We may share your information with third-party vendors that may offer you credit building services. This may include your contact information, and rent payment information. You will be provided notice to you of such sharing, and you will have the opportunity to opt-out of use of such services.
Social Media Platforms and Networks
Our Website may include features such as, plugins, widgets, and/or other tools made available by social media platforms and networks that may result in information being collected or disclosed between us and such parties. Their use of your information is not governed by this Policy.
Legal Proceedings
We may share information with third party companies, organizations, governmental authorities, or individuals outside of Inspire Communities if we have a good-faith belief that access, use, preservation or disclosure of the information is reasonably necessary to:
- Meet any applicable law, regulation, subpoena, legal process or governmental request;
- Enforce a contract, including but not limited to any applicable Terms of Use, including investigation of potential violations thereof;

Sale or Merger
(We may share information about you as part of a merger or acquisition. If Inspire Communities is involved in a merger, asset sale, financing, liquidation or bankruptcy, or acquisition of all or some portion of our business to another company, we may share your information with that company before and after the transaction closes. In such a case, unless permitted or otherwise directed by applicable law, your information would remain subject to the terms of the applicable privacy policy in effect at the time of such transfer.)
Aggregate Information

If you have an Inspire Communities resident portal account, we may use our existing Inspire Communities resident portal account authentication practices to verify your identity. If you do not have an Inspire Communities resident portal account, we may request additional information about you to verify your identity. We will only use the personal information provided in the verification process to verify your identity or authority to make a request and to track and document request responses, unless you initially provided the information for another purpose.
Authorized Agents
You may also use an authorized agent to exercise your rights on your behalf. If you wish to use an authorized agent, we require that your authorized agent provide written proof to us that he or she is authorized to act on your behalf, and we may also require your authorized agent to verify his or her own identity. Right to Non-Discrimination
We will not discriminate against you for exercising your rights under applicable privacy law, such as denying you products and services, charging you different rates or prices including use of discounts or penalties, or suggesting or providing a different level of service or quality of products to you.
Right to Appeal
Under applicable law, if we decline to take the action requested pursuant to applicable law, we will notify you within 45 days from the receipt of your request and our justification for declining to take the requested action. You may have the right to appeal our refusal to a requested action, and instructions on how to avail yourself of the right to appeal will be included in any communication related to your request.
